How the Convertible Retainer Works

The Convertible Retainer is designed for serious portfolio builders who want "skin-in-the-game" alignment. Instead of paying higher upfront fees, you pay a lower monthly retainer and I earn a small equity stake based on the total fees accumulated.

The math: For every $10,000 in cumulative fees, I receive 1% equity — profits-only, non-voting, with a 4% hard cap. This means my upside is directly tied to your property's performance. If you don't profit, I don't profit.

"What does 'profits-only' equity mean?"

My equity share only participates in distributed profits — not asset value, not equity in the property itself. I have no voting rights, can't force distributions, and there are no capital calls.

It's structured this way intentionally: your lender doesn't need me on the loan, your LP structure stays clean, and my incentives are perfectly aligned with yours — I only make money when the property generates cash flow.

"Can I combine this with your marketing packages?"
Absolutely. Many Growth Advisory clients also use our marketing services for individual properties in their portfolio. The advisory gives you strategic direction at the portfolio level; the marketing packages execute on specific properties. They work together.
